Job Title: Senior Project Coordinator

The Role

VanDel Construction is currently seeking an energized and motivated full-time Senior Project Coordinators. The Senior Project Coordinator will primarily provide support in the coordination of construction activities including project planning, schedule management and documentation control.

 

 

Responsibilities

Lead the development and management of comprehensive submittal logs, incorpating critical path schedules, lead/review timelines, and milestone tracking to proactively mitigate project delays.

Oversee tender preparation and conduct in-depth comparative bid analyses to ensure scope alignment, risk mitigation, and cost competitiveness.

Strategically manage and monitor RFIs and submittals, ensuring timely resolution and alignment with project goals.

Partner with the Project Manager in the oversight of billing cycles, including progress draws, client invoicing, and subcontractor payment applications to ensure financial accuracy and complaince.

Provide high-level project administration, including risk tracking, dosument control, and coordination support across internal and external stakeholders.

Conduct detailed drawing reviews and quantity takeoffs using BlueBeam, providing input to preconstruction planning and ongoing execution strategies.

Review and approve submittals for technical accuracy, constructability, and adherence to contract specifications and design intent.

Collaborate with architects, consultants, and engineers to proactively resolve design and coordination challenges.

Draft, track, and manage technical inquires to consultants and clients to ensure project clarity and reduce scope ambiguity.

Supervise on-site quality assurance processes with a focus on interiot and finishing work, ensuring conformance with project standards and specifications.

Direct the coordination and evaluation of change orders, liaising between design professionals and subcontractors to manage cost impacts and ensure execution integrity.

Manage deficiency tracking, reporting, and resolution during project closeout to maintain project turnover timelines and client satisfaction.

Lead document management using Procore, maintaining version control, drawing logs, submittal/RFI workflows, and project correspondence.

Represent the project team at OAC and trade coordination meetings, contributing to decision-making and documenting all key actions and follow-ups.

Maintain updated drawing sets and lead change communication with all relevant subcontractors and vendors to ensure full alignment.

Distribute and track all change-related documentation (CCNs, Bulletins, etc.), ensuring pricing is received, reviewed, and filed systematically.

Se up and manage closeout documentation, including final as-built drawings, warranty documentation, and turnover packages for client handoff.

Ensure drawing updates and change links are accurately reflected and organized within Procore for real-time accessibility by all team members.

 

Qualifications:

Work alongside the Project Manager and Site Superintendent in project planning;
3 to 5 years experience in construction project coordinator or similar role
Ability to work in a very fast-paced and demanding environment;
Understanding of engineering and architectural design processes;
Understanding of the Ontario Building Code and Ministry of Labour requirement
Ability to provide simultaneous support for needs across multiple projects in various phases;

Experience with Construction Management Software (Procore preferred)

       Proficient in producing Gantt chart construction project schedules in MS Project;

       Proficient in Bluebeam;

Must hold a valid driver's license
LEED Accreditation is preferred

 

Education

Diploma or Degree in Construction related area;

OACETT designation or working towards

The Role

VanDel Construction is currently seeking 2 energized and motivated full-time Project Coordinators. The Project Coordinator will primarily provide support in the coordination of construction activities including project planning, schedule management and documentation control.

 

Responsibilities

Generate Submittal Logs complete with lead and review times to ensure project runs smoothly;
Prepare tenders and conduct comparison analysis to ensure completeness;
Maintain and track RFI’s and submittals
Assist the project manager in the management of payment requests to the client and those of subcontractors
Support Project Manager and provide administrative support as needed;

Perform Takeoffs and drawing review in BlueBeam Software;

Review and Approve submittals for accuracy, conformance to drawings and constructability;
Assist with architects and consultant team to resolve issues
Prepare and follow up on technical questions in relation to plans and specifications
Ensure quality control for finishing work
Coordinate change orders between professionals and subcontractors for cost estimation and work execution
Help monitor and manage deficiencies at project completion;

Use Procore Construction Management Software to maintain all documentation and correspondence;
Attend trade/OAC meetings and minute all discussions;
Update drawing sets and communicate any changes with all applicable subtrades;
Distribute change documentation (CCN’s, Bulletins etc..) to trades, collect pricing and file;
Set up close out manual directory and store all as built and warranty; information ready for submission to the OAC team;
Link changes to the drawings on Procore

 

Qualifications:

Work alongside the Project Manager and Site Superintendent in project planning;
1 to 5 years of relevant experience
Ability to work in a very fast-paced and demanding environment;
Understanding of engineering and architectural design processes;

Responsibilities

  • Perform setup and cleanup tasks on job site
  • Load or unload construction materials
  • Assist in building scaffolding and temporary structures
  • Provide assistance to contractors
  • Assist supervisors and colleagues when necessary
  • Operate and care for construction equipment and machines
  • Comply with local building codes and health and safety regulations

  • Demolition work - Participate in selective demolition by dismantling building components, removing structural elements, and preparing areas for reconstruction while maintaining safe work practices.

Qualifications

The Role

Our VanDel team is seeking an experienced Project Manager for new-building mid-rise construction.  The candidate will provide overall construction management, ensuring the project is constructed as per the design, budget, quality and schedule in conjunction with Owners, Consultants and Sub Contractors.

 

Responsibilities:

  • Develop the Project Execution Plan along with the VanDel Project Team
  • Manage project performance, schedule, and resources
  • Provide performance status reports for safety, cost forecast, and schedule
  • Perform detailed project cost review
  • Performs risk, opportunity management, and forecasting
  • Prepares and/or verifies progress payments to clients and subcontractors, and monitors progress
  • Understand client expectations
  • Set up project reporting procedures
  • Negotiate and issue subcontracts, revisions, purchase orders, and monitor their progress and schedule
  • Comprehension of the contract and contract documents 
  • Manage claims/dispute negotiations with owner and trade contractors
  • Manages all change orders, including negotiating, processing, and assessing cost and schedule impact
  • Participate in project closeout, including document archival, maintenance and warranty manuals, deficiencies, and warranty work

Qualifications

  • Postsecondary education or training in Engineering, Construction related degree/diploma and/or apprenticeship in related trades
  • 5-8 years of construction related experience ideally in the mid-rise market
  • In-depth knowledge of the construction industry, specifically construction specifications, building materials, methods and procedures
  • Working knowledge of Microsoft Office software, including Excel, Word and Project
  • Proficiency in ProCore Construction Software is an asset

Responsibilities: 

  • Consult with building owner to determine client needs 
  • Hire, train, and assign contractors to project 
  • Manage work on site to ensure construction is coordinating with drawings, specifications and safety regulations
  • Plan and implement schedules, determine manpower levels and material quantities, ensure proper utilization of equipment
  • Lead project meetings with internal and external parties to monitor progress of the project

  • Advise Project Managers of cost-effective solutions throughout the project 

 

Qualifications:

  • Construction related degree/diploma and/or apprenticeship in related trades

  • Set out project layouts using precision measuring tools, ensuring all work aligns with applicable building codes and project specifications

  • Measure, cut, shape, and join wood, engineered wood products, lightweight steel framing, and other construction materials to build structural and architectural elements.

  • Install foundations, set floor beams, lay subflooring, and frame walls and roof systems for new builds, additions, and renovations.

  • Fit and install doors, windows, stair systems, mouldings, hardware, and other trim components to complete architectural finishes.

  • Restore, upgrade, and modify wooden structures and building components in residential, commercial, industrial, and institutional facilities.

  • Support and supervise apprentices and labourers, ensuring safe work practices, quality workmanship, and adherence to project timelines.

  • Prepare or contribute to cost estimates, material takeoffs, and labour projections for clients or internal project planning.

  • Accurately measuring, cutting, and shaping lumber, wood, and other building materials;

  • Determine the dimensions of the framework to be constructed, measure, and cut the required building materials accordingly, and assemble the materials to form the framework;

  • Erecting temporary structures such as scaffolds and hoists;

Qualifications
